The Home’s Issue

This beautiful home with spectacular mountain views was my sale at a career turning point when  I was cutting my teeth in specialty problem solving for fine home sales.  The  street noise issue from University Blvd was so severe that the seller would either have to take a hit on price or outside the box thinking had to happen. No other choices.  Instead of focusing on the problem I had to find a solution….. let fresh ideas roll in.

Creative Strategy

When a home gets stuck and doesn’t sell,  so many times its just ONE idea, not two or three, is needed to solve the problem  For this home it was loud noise nothing more and nothing less. I bought a plane ticket to St Louis, Mo and made a surprise visit to the Corporate Relocation office who sent me the selling listing.  It was an out of town executive move and the home was vacant.  Corporations don’t like to spend money needlessly so it took some bravery when I showed up at their office and asked for $10,000 – it would be $30,000 plus today – to totally rethink the back yard landscaping.  I asked for ten evergreen trees to hide the visible traffic whizzing by plus some extra low cost changes. I was immediately told no re the $10,000. I made a surprising offer of my own money for the relocation professional to enjoy a visit to Denver and see the home for herself. That culminated in a yes answer and enough money to solve the problem.

The Changes Executed

: The minute the relocation professional walked out on the deck I heard  her say “you can have the $10,000”.  There were a lot of details to the new landscaping plan and I recruited the  workers to make it happen.  It happened fast and was beautifully transformative for a totally new feel of the back yard which allowed the five physical senses to engage, including the sense of sight for  the sensational mountain view.  The ‘sense of taste’ would be for new owners to have a nice steak or some  burgers that would be enjoyable to grill out on the huge wraparound deck. Even the sense of smell was at work – that special scent you get on a mountain hike when you catch the unmistakable smell of evergreen trees. Note:  Homebuyers use all their senses.

The Result

The perfect buyer came within 20 days and there was no price reduction needed to make the sale. The buyer called me directly and the transaction was both quick and enjoyable.  The mountain view became totally captivating with nothing to interfere. The buyer was the family of a retired Amoco Oil executive.  I learned a long term lesson on this home, There is ALWAYS an idea; a winning solution.  The alternative would likely have been a $50,000 to $70,000 price reduction.  I’ll never know for sure !
