- Jim was called by the exhausted seller who had been working with a Realtor who was unable to sell the home without several price drops. Seller, who was the Daughter of the owner/Father who was in a nursing home, was both exhausted and very frustrated that the previous professional kept saying ‘reduce the price’ and also stated that the basement had a structural problem. (it didn’t)
- Jim surveyed the home and within 10 minutes knew the problem. Only fix and flipper buyers were looking because the kitchen was very old, outdated, and too small.
- We seldom replace kitchens – usually update only – but in this case there was no choice. Jim, with his team, was able to replace the kitchen within about 30 days. Also the small sun room was remodeled at very low cost and beautifully staged – was then beautiful !
- The seller was afraid to raise the price from $450,000 up to $580,000; there was fear it was too much but Jim insisted. $575,000 was the chosen price.
- The home sold in 1 day to a retired attorney who said there was nothing wrong with the basement and paid $1,000 over asking price.
- The seller was shocked!!….. an understatement – that the home sold for cash, full price in 1 day.
- Seller has now sent two real estate referrals, both family members, to Jim and his FIX AND FLIP LIGHT Seller said she netted about $71,000 more from the sale than the previous sale would have netted, at the $450,000 price, even though $40,000 was spent for new kitchen.
