The Home’s Issue

This beautiful home in a family neighborhood two doors from the private Belvedere boat docks had been on the market for more than a year. With the previous real estate firm, there had been 23 showings and zero offers. Since the owner was downsizing and had already purchased a replacement home, she felt desperate to find a solution.

Jim’s Creative Solution

To sell, the home needed three things :

a) more dynamic marketing, including a video showcasing a lakeside lifestyle;

b) removal of half of the back yard landscaping, which, although manicured, had no place for kids to play; and

c) top to bottom lightening and brightening, with fresh paint and careful staging. With very little work, the house was transformed to accentuate its best features.

The Changes Executed

An engaging video was created to help buyers get the “feel” of living close to the lake with its breathtaking mountain sunsets and summertime sailing regattas. All rooms were revitalized with new paint colors, and window coverings were removed so that light flooded in from all directions. Then the home was professionally staged, and a plentiful grassy area was added to the back yard to create a kid-friendly play space.

The Result

The home fetched two full-price offers within about four months’ time, which included the traditionally slower holiday season. The seller was stunned and relieved. Usually, just one or two fresh new ideas, well implemented, are all that’s needed to get a “stuck” home re-presented so that it becomes a magnet to buyers.
